One Boston Wharf Road -  Shaping a Sustainable Future as a Net-Zero Carbon Office Building

People's Choice Award at this year's BE+ Green Building Showcase

TGE was the LEED/Article 37 Consultant for One Boston Wharf Road, located in Boston’s Seaport district, which comprises the city’s largest net-zero carbon office facility. This 707,000 SF, 17-story mixed-use tower anchors the vibrant district. Developed by WS Development, it recently achieved LEED-CS v4 Platinum Certification by focusing on energy optimization, well-being, and carbon-free operations.

Key features include all-electric mechanical systems for the office areas powered by renewable energy, reducing energy consumption and carbon emissions. The building also reuses 900,000 gallons of stormwater, cutting water usage by 53%. A groundbreaking feature is its use of Sublime Systems' innovative cement, a low-carbon ready-mix concrete product, reducing embodied carbon. (video

The building includes ground floor retail and a future performing arts center and includes educational displays on its sustainability innovations. The building was designed by Copenhagen-based Henning Larsen Architects in collaboration with Gensler, Buro Happold, and McNamara/Salvia. Turner was responsible for construction management.

This project aligns with Boston’s commitment to carbon neutrality by 2050, serving as a model for future sustainable development.
